Our story
Homescreated fortogetherness.
Three distinct yet harmonious sanctuaries nestled in the timeless landscape of Nandi Hills.
Our philosophy
The architecturenever shouts.It breathes.
Eka is a 19-acre residential gated development 60 km from central Bangalore and 40 km from the international airport, with stunning views of the hills encircling it and the evergreen Channagiri hill — part of the Nandi Hills range — skirting its edge.
Designed by Sanctuary Architects, the project uses natural materials like stone and brick, all procured within a 10 km radius of the site. Rainwater harvesting systems capture what falls, and recharge pits let the rain replenish the land beneath it.

Our purpose
The luxury oftogetherness, with the graceof privacy.
Designed with multigenerational families in mind, the villas accommodate up to 36 guests in total comfort. Each home is autonomous, offering complete privacy, yet the architecture allows seamless flow between the three — private pathways, common courtyards, and open decks weaving them together like branches of the same tree.

Our mission as a premier holiday home is to provide peace of mind, consistency and build loyalty based on the value of our relationships with guests. We strive to be unique and the place you want to come back.
The hand behind it
Anshul Chodha is an architect, designer, entrepreneur, restaurateur and mentor with over two decades of experience crafting spaces that are soulful, sustainable, and story-driven. He founded Sanctuary Architects, a twenty-year-old Bangalore practice known for its deeply contextual, ecology-sensitive design language.
His architectural work balances contemporary design with a rooted sense of place — whether a villa that melts into farmland or a stay inspired by Indian folklore and craft. He also helms Queen's Restaurant, the Bangalore institution founded by his mother fifty years ago, has served on the executive committee of the IIID Bangalore Chapter for over eight years, and invests in prefab design through his venture ZenDen.
Rooted
Stone and brick procured within a 10 km radius of the site, and rainwater harvesting that puts water back into the land.
Connected
Spaces designed to bring people together, across generations and across moments.
Tranquil
Privacy, quiet, and the calm of nature — always within reach, never more than a door away.
The trilogy
Three homes, one shared sanctuary
